Agree completely. Land owners have a strong incentive never to increase housing supply in a way that would reduce prices. Taxing vacant sites is needed to change this.

Green Party spot on here. The history of Dublin's suburbs shows us that land zoned for housing gets developed eventually. The tax is simply about speeding this process up.

Good piece on improving cost rent affordability. Another alternative which needs to be explored is spreading the capital cost over say 60 rather than 40 years as proposed by SF. The current rent setting model overburdens tenants in the early years.
