Common filed for bankruptcy today. I used to live in a Common property and I'm sad to hear the news. I appreciate anyone who tries new kinds of real estate development. Might have been too much, too fast. If they hadn't raised venture money ($100 million!), or if they had tried

I traveled to Próspera, the startup city aspiring to be the Hong Kong of the Caribbean. At a summit, I participated in urban planning workshops with world-class economists, micro-factory experts, and leading regenerative medicine providers. The project has found serious

As of this morning, the California Forever Project will officially be on the ballot this November in Solano County. Local residents will vote if they want greenfield urban development in their backyard. This is one of the most interesting local referendums this election cycle.

The most underrated way to make new friends at any age is to just do the same stuff at the same times at the same places on a regular basis

(This was in Texas) Our infrastructure needs to be redesigned to make biking an option that doesn't terrify most riders. Dutch cycling networks are: 1. Physically separate 2. Comfortable 3. Cohesive 4. Direct. 5. Attractive Leaders who follow these principles will save lives

Versions of this are already happening at scale. Go to any high-traffic motel in the middle of the country and the check-in counter service is done via a screen + key-dispensing machine with a remote worker in an undisclosed part of Asia.

This kind of small-scale retail, cafe/restaurant or service should be legal on every corner in cities/suburbs. A basic part of walkable communities. They aren’t easy financially, but at least they should be legal. In plans I’m working on, I’m calling them “corner convenience.”

Slowly but surely, AI Video is getting there. Still is worth having a process or some degree of fluency with making your own videos so that you can tweak the issues to become usable

AI video still isn't quite there (give it another 9 months), but I find myself using AI audio for professional work all the time now (usually just to clean up errors). Some folks don't notice when their own voice has been cloned until I tell them 🤯 Shoutout ElevenLabs

Housing policy has reached presidential politics! I like the goal to build 3M units of housing I don't like the $25,000 down-payment assistance (even though I could benefit as a first-time homebuyer). Will drive up housing prices & national deficit. Anyone else have thoughts?
