1. Don’t accept tenants that don’t qualify just because they want to pay 3, 4 or 6 months in advance. It will be last money you ever see. 2. Don’t let tenants live out security deposit. They will never pay you for your damages. 3. Charge late fee and start eviction on day 5!!

1. Form LLC. Get Articles of Incorporation. 2. Create Operating Agreement. 3. Get EIN from IRS 4. Open bank account and deposit money into account. 5. Have good personal credit. 6. Find cash flowing property. 7. Apply for Debt Service Loan 8. Close on property. 9. Repeat!!
