Scotland has a property vacancy rate of about 3%. People don't generally realise how low that is by international standards. Of countries listed by the OECD, only Switzerland and Iceland have a lower rate of empty homes. It's a sign of how high the need is.

Well-off people bought thousands of properties intended to be homes, to profit from them as unregulated hotels. So Edinburgh has a housing crisis. Homesharing, yurts, guesthouses - all good. But this isn't the time to go wobbly on AirBnB. If they aren't licensed, shut them down.
