Double-edged sword of renting to Greek Life.

I raise my price $200 on a house they desperately want. Who cares? It is Mom & Dads $.

But the inverse is true too.

I can lower it $500. Doesn't matter if they don't want it. Same thing. Ain't their money.

Awesome/terrifying.

When Dads ask why me rent is high, I gently point out that so is my insurance, my umbrella policy, my blood pressure, my CapEx budget, my plumber's bill, my threshold for pain, & also their son (plus his roommates) & then he realizes he's getting a deal which u know Dads love.

When I’m having too good of a day I think about how those 5 guys vaping while they are signing my lease are somehow responsible for paying for my kindergartners piano lessons and that pretty much takes care of that.

Reminder to myself.

Getting rent from students is like going to the ATM. But getting money from damage is like going to the DMV.

It might be appropriate, but always worth considering this.

Is it worth the headache? 98/100 times the answer is no.

1. Upper middle class parents want their kids to be in college.
2. Kids wanting to be near bars is evergreen.
3. The moat surrounding this niche is that it’s hard.
4. Peer pressure is stronger than a parental guarantor.
