Number of dwellings per 1000 people varies in Australia from mid 500s in inner suburbs (Syd/Mel/Bris) to low 300s in outer suburbs. Correlates heavily with share of population aged <20 and aged >65. Income level makes little difference. (ABS Census 302 SA3s >20K pop)

Good answer from Alan Kohler on cap gains impact on housing. There is no simple ‘mathematical’ relationship that can be easily established. Complex behaviour responses that we have only a limited understanding of.

How many more dwellings/households could Australia potentially have keeping in mind that 83%-87% dwellings are largely 'fixed'? Scope for splitting in group households (3%), multiple families (2%), couples with non-dependents (8%). Beyond that you build vacant dwellings.
