End of the year is a great time to review and revise your operating policies and procedures.

You should adopt a company policy that you get proof of the tenant transferring the utilities in their name before you give them the keys.

I suggest NOT allowing pets, but if you do want to allow pets, I would suggest you have a fairly high non-refundable pet deposit.
